Project Concept

The project was designed by one of the partners, architect Rafał Mazur (www.rafalmazur.pl), and was subsequently developed in cooperation with a local architectural firm in Katerini, which handled the building permit process in Greece.

The idea behind the project was to create three contemporary homes inspired by the architecture and character of ancient Greece. Each house offers approximately 73 m² of interior living space, complemented by a private patio that extends the total usable living and outdoor area to approximately 100 m².

The design combines the timeless character of Greek architecture with modern comfort, functionality and privacy.

The plot purchased for this project covers 5,113 m², offering exceptional space and flexibility for creating a beautiful, private environment around the three homes.

A Home That Opens to the Outdoors

One of the defining elements of the design is the relationship between the interior spaces and the garden. Each house has its own private courtyard, complemented by partially open, covered areas that can serve as an outdoor living room, dining area, relaxation space or summer kitchen.

In the Greek climate, living space naturally extends beyond the walls of the house. The design therefore deliberately blurs the boundary between the interior, terrace and garden. During the warmer months, the outdoor spaces can become a natural extension of the home, providing additional space for everyday living and relaxation.

Covered and semi-open areas also offer protection from the intense summer sun, allowing residents to enjoy the outdoors while maintaining comfort throughout the day.

Three Houses — One Landscape

The architecture was conceived not as three separate buildings placed next to one another, but as a small, cohesive residential ensemble.

The spaces between the houses have been planned for shared amenities and greenery. With more than 5,100 m² of land, the property offers the opportunity to create much more than simply gardens surrounding the buildings.

The concept allows the landscape to be shaped with trees, gardens, shaded seating areas, pathways and shared outdoor spaces. A swimming pool with an adjoining recreational area could become the centre of the communal space, creating a natural setting for spending time together.

At the front, the layout opens towards the surrounding landscape and views of Mount Olympus, while the rear section could become a more private recreational area.

Simple Geometry, Natural Materials

The buildings are defined by simple, clear forms. Their character comes primarily from their proportions, natural light and materials rather than decorative details.

White walls, tiled roofs, timber elements and stone draw on the local architectural tradition while creating a contemporary and minimalist composition.

This approach also has a practical dimension. The simple geometry allows the available space to be used efficiently, while limiting unnecessary structural and decorative elements helps maintain a clear, rational design and facilitates its future construction.

A Project with an Approved Building Permit

An important aspect of the offering is that this is not simply an architectural concept.

The project has been fully developed and has received an approved building permit covering the construction of the three houses and the site development included in the approved plans.

The future owner therefore acquires not only the land, but also an established architectural and planning framework for moving forward with the development, without having to begin the permitting process from scratch.

Important Information — Building Permit

The building permit is valid until 9 October 2028. In order to maintain the right to continue construction under the existing permit beyond this date, the required stage of construction — the structural frame of the building — must be completed before the permit expires.

Under the applicable Greek regulations, completion of this stage allows the validity of the building permit to be extended for a further four years, subject to meeting all applicable legal requirements and the relevant construction being properly documented.

This is an important consideration for the buyer, as it means that the investment does not necessarily have to be completed by October 2028. The key requirement is to reach the legally prescribed stage of construction within the current permit period.

It is also important to note that the project was approved under earlier Greek planning and building regulations. Following subsequent changes to Greek regulations, obtaining a new permit today for a project with these parameters may involve additional requirements and a more complex approval process.

The buyer therefore acquires not only the land, but also an already approved project and an existing building permit, providing an established legal and architectural basis for continuing the development.
